Things are heating up around Folsom these days! Open houses are crawling with buyers and I’m seeing more and more multiple offers on homes these days when they are priced well. Several homes I’ve shown and/or offered on lately have sold in days of being listed, many over list price.
Inventory is still fairly low, and the number of buyers keeps growing as renters are leaving the rental market to purchase, bay area buyers are leaving the high priced areas for more affordable locations up here in Sac County, and other buyers are looking to take advantage of low interest rates.
Empire Ranch up near Russell Ranch Elementary School seems to be a HOT area right now – with prices of smaller homes reaching a much higher price per square foot than other neighborhoods. The school is fantastic and full…parents want their kids to be in the district so they can get first choice at attendance.
Prairie Oaks has had so few homes list lately, that when a home does list there, buyers are crawling all over it! My buyers just won out in a multiple offer situation there. Gallardo is a great school and you’re super close to Intel.
The Parkway is always an attractive location. A single story with a three car garage in great condition just listed and went pending super fast…just as I anticipated it would. When homes are move-in ready and priced well, buyers snap them up!!
If you’re looking to buy – talk to me about how to position yourself in the best way to get your offer accepted. Contingent offers (you need to sell your home first to purchase) aren’t considered very attractive right now in this marketplace when homes are selling in days. You may want to consider selling your home first before you purchase. Moving twice isn’t always wonderful, but would probably make your offer more competitive.
